Our Service

We provide conveyancing services in England and Wales for investment scheme clients whether on a sale or purchase. We prepare and approve the documents to transfer title. As required we conduct searches and enquiries, and register title and deal with stamp duty requirements.

For the purposes of our regulator, we treat investor clients as being sophisticated clients.

Fixed Fees

We charge legal fees as a fixed sum, except where we discuss this with you in advance.

Legal Fees

Our legal fees for a standard transaction, sale or purchase, range from an average of £655 plus £131 VAT (at 20%) up to £875 plus £175 VAT (at 20%) determined by our client’s needs and the level of service requested. We may also charge additional legal fees for, Telegraphic Transfer £60 (VAT inclusive), ID verification £30 (VAT inclusive).

The examples given are for a typical standard transaction with no complications.

We will always provide an individual cost estimate tailored to the individual transaction.

Complications may only be discovered as the transaction progresses and therefore might not be known at the outset. We will always tell you immediately if complications apply to your sale or purchase.

We will charge the rate of VAT current at the time of providing you with an estimate.

Disbursements including Stamp Duty

In addition to legal fees we will charge you for disbursements. These are costs paid to third parties that relate to your matter, for example stamp duty on a purchase.

Disbursements are likely to be different for each customer as they depend on individual circumstances, and what becomes known during the transaction.

We will always give you an individual cost estimate tailored to the personal circumstances of your sale or purchase.

Total cost of service

For a typical standard transaction, sale or purchase with no complications, the total cost may range from an average of £876 plus disbursements, up to £1140 plus disbursements.

Due to the added complexities of this type of transaction, we are unable to give a reliable average estimate of the cost of disbursements until we know the details of your intended transaction. Once we know these, we will always give you an individual cost estimate tailored to the particular circumstances of the transaction.

Referral arrangements

We have some referral arrangements with agents. If we pay a referral fee, we will tell you.

For a typical standard transaction, the referral fee may range from £79 to an average of £125.
