Commercial Fees

Our Service

We provide conveyancing services in England and Wales for commercial clients whether on a sale or a purchase, and where instructed, for the lender. We conduct relevant searches and enquiries, and prepare and approve the documents to transfer title. Where needed we will register your title and deal with stamp duty requirements.

For the purposes of our regulator, we treat commercial clients as being sophisticated clients.

Fixed Fees

We charge legal fees as a fixed sum, except where we discuss this with you in advance.

Legal Fees

The average property purchase price for our customers is £250,000.

Our legal fees for a commercial purchase at this cost are £2250 plus £450 VAT (at 20. Your legal fees include the following services: SDLT return, archiving fee. We will also charge for the following as additional legal fees, Telegraphic Transfer £30 (VAT inclusive) for each transfer of money, £30 (VAT inclusive) for electronic registration of your property at the Land Registry and £15 (VAT inclusive) ID verification.

Our legal fees for a standard commercial sale are £1650 plus £330 VAT (at 20%).  We will also charge for the following as additional legal fees, Telegraphic Transfer £30 (VAT inclusive) for each transfer of money, £15 (VAT inclusive) ID verification.

The examples given are for a typical standard purchase or sale. In both cases, with no complications. A higher or lower charge may apply if your instruction involves, for example, a higher or lower priced property, purchase with a mortgage, the property is tenanted, the lender separately instructs their own solicitors.

We will always give you an individual cost estimate tailored to the personal circumstances of your sale or purchase.

Complications may only be discovered as your sale or purchase progresses and therefore might not be known at the outset. We will always tell you immediately if complications apply to your sale or purchase.

We will charge the rate of VAT current at the time of providing you with an estimate.

Disbursements including Stamp Duty

In addition to legal fees we will charge you for disbursements. These are costs paid to third parties that relate to your matter, for example stamp duty when buying a property.

For a typical standard commercial purchase with no mortgage and no complications, the cost of disbursements may range from:

Property Searches £224.50 (to include local authority, coal mining and water & drainage searches)

Disbursements are likely to be different for each customer as they depend on individual circumstances, and what becomes known during the transaction.

Total cost of service

For a typical standard commercial purchase with no mortgage, and no complications, the total cost will be £5113.

For a typical standard commercial sale with no mortgage, and no complications, the total cost will be £2033.

Referral arrangements

We do not normally have referral arrangements with estate agents and brokers for commercial property. But, if we pay a referral fee, we will tell you.
